Let’s talk
Mortgage planning

Put the numbers
in perspective.

Start with your own numbers. Adjust the assumptions below to explore an illustrative home-price range and payment. When you're ready, I'll help you compare financing options and review the costs that matter for your situation.

A little clarity goes a long way

What could home look like?

Explore a starting point for your budget. Then let’s put the numbers in context, together.

Your starting numbers

Illustrative assumptions, editable by you. The interest rate shown is not a current rate or an offer.

Advanced assumptions

These are personal planning limits, not underwriting criteria. The upper housing budget is the smaller of your housing share or total debt share minus other debts. The lower scenario uses 85% of that budget. Both subtract taxes, insurance and HOA before calculating a loan amount. Your down payment is then added.

Your illustrative home price range
$259,629 – $318,958

Monthly breakdown at the upper end of your range.

Principal & interest
$1,700
Property taxes
$500
Homeowners insurance
$300
HOA
$0
Total housing payment
$2,500/mo

Mortgage insurance, closing costs, maintenance, utilities and any separate flood insurance are not included. Tax and insurance amounts are your estimates and may change with the property.

Your ownership budget also needs room for costs outside this estimate. We can review the missing items and property-specific figures together before you rely on the result.

Financing conversations

Options worth understanding.

Buying your first home, refinancing or planning an investment? These are some of the financing conversations I can help with through Reel Mortgage Solutions, LLC. Start with the topic that sounds like you, and we'll look at the options and questions that matter for your situation.

First-time buyers

Buying your first home? You can start with questions. We'll look at a comfortable monthly budget, the cash you'll need at closing and the steps toward a purchase. If assistance may fit, we'll check its requirements and repayment terms.

Refinancing

A refinance replaces your current mortgage with a new one. We'll compare the payment, closing costs, loan term and total interest with your current loan, including how long any savings may take to offset the costs.

Ask me about refinancing
Cash-out refinance

A cash-out refinance replaces your mortgage with a larger loan. We'll compare the cash available after payoff and costs, the new terms on the full mortgage balance, and the equity remaining in your home.

Bank-statement loans

Self-employed? Bank-statement financing can offer another way to document income. We'll review your business finances and eligible deposits, then compare the costs and requirements with other available options.

Foreign-national loans

Buying in Florida from abroad? I offer financing options for eligible foreign-national buyers. We'll review documentation, how funds are verified, the property's intended use and the lender's requirements.

Investor / DSCR loans

DSCR financing considers a rental property's income in relation to its financing costs. We'll review rent assumptions, expenses, reserves and lender requirements, including how vacancies could affect your plan.
