Let’s talk
Learn before deciding

Understand your loan conversation.

Start with three questions: what do you want the loan to do, how can your income be documented, and what could it cost each month and over time? This guide helps you prepare for that conversation. Loan eligibility and final terms depend on your application, the property and underwriting.

Your goal

A purchase, refinance or cash-out request can have different costs, timelines and trade-offs. Compare the new loan with your current situation.

Your documentation

Ask what income, asset, reserve and property documentation a lender would need. Share sensitive documents only through an approved secure application channel.

Your full costs

Compare rate, term, upfront charges, taxes, insurance and any mortgage insurance or association costs. Lower early payments do not establish lower lifetime costs.

Financing conversations

Options worth understanding.

Through Reel Mortgage Solutions, LLC, I help buyers and property owners explore these and other financing options. Each starts with a different goal. We can compare the requirements and trade-offs before deciding what deserves a closer look.

Buying your first home

Buying your first home starts with understanding the numbers and the process. We'll review your comfortable monthly ownership budget, cash to close and the steps toward a purchase. If an assistance program may fit, we'll check eligibility, funding and repayment or forgiveness terms before including it in your plan.

Refinancing your current mortgage

A refinance replaces your current mortgage with a new one, often to change the rate, term or loan type. We'll compare the payment, closing costs, remaining repayment period and total interest with your current loan. If savings are part of your goal, we'll look at how long they may take to offset the costs. Keeping your existing loan may be worth considering too.

Using equity through a cash-out refinance

A cash-out refinance replaces your mortgage with a larger loan, with cash available after the existing loan and applicable costs are paid. The new terms apply to the replacement mortgage's full balance. We'll compare the payment, costs and remaining equity. Using the proceeds to pay other debts moves that borrowing into debt secured by your home, so the trade-offs deserve a careful look.

Bank-statement financing for self-employed borrowers

If you work for yourself, bank-statement financing can offer another way to document income. These programs assess eligible deposits under the lender's rules; deposits do not automatically equal qualifying income. We'll review how your business finances are documented and compare this approach with other available options, including their costs and requirements.

Financing for foreign-national buyers

I offer financing options for eligible foreign-national buyers purchasing Florida property. Income, credit and documentation requirements can differ by lender and situation. We'll discuss how funds are verified, the property's intended use and the documentation needed to evaluate your options. When legal or tax questions arise, bring in the appropriate qualified professional.

Investment-property and DSCR financing

DSCR means debt service coverage ratio. These investment-property loans assess rental income in relation to the property's financing costs, alongside other lender requirements. We'll review realistic rent assumptions, expenses, reserves and the property itself. We'll also consider how vacancies or unexpected repairs could affect your budget; projected rent is not a guaranteed return.
